  • You may check the zoning of your property by calling the Planning & Zoning staff at 513-753-2300. You will need to provide the address and / or parcel number for the property in question.

  • A zoning permit is required whenever you are building, erecting, moving, adding an addition (to), or structurally altering a new or existing structure—or are changing the use of an existing structure or property. All zoning permits are issued by the Union Township Planning & Zoning Department. Please call 513-753-2300 for any questions.

  • You will need to submit two (2) copies of a site plan of your property—either a professional site plan or a neatly drawn site plan—that identifies the configuration of your property, all existing structures on your property, the purposed structure(s) and / or other proposed improvements to your property, and measurements indicating the setbacks from the new structure to the property lines. You will also need to submit a completed zoning application and the required fee(s).

  • If telephoning or filing a complaint electronically, you need to supply the alleged property location (address and / or parcel number), your name, your address and your telephone number and the details regarding the alleged complaint(s). 

    PLEASE NOTE: If you wish to remain anonymous, you are required to come to the Planning & Zoning Department and fill out a complaint form in-person.

  • Yes, new fences require zoning permits, even when replacing the same type of fence and in the same location. The reason is that a fence previously allowed may be affected by new zoning rules after the old fence was built.

  • A Union Township zoning permit is required for a new business or expansion of business area, even if the business is relocating within Union Township. For assistance with new business opportunities, please call 513-753-2300 to talk with the Planning & Zoning staff—who will walk you thru the development process.

  • New or modified swimming pools require zoning permits. Pools must be located behind the front of the house and at least 5 ft from the side and rear property lines. Pools must be surrounded by a secure fence of at least 4 feet in height so as to prevent uncontrolled access by children from the street or adjacent properties. The combined height of the pool walls and fence must be a minimum of 6 feet above grade. For more information about the Township’s swimming pool regulations, please refer to Article 7, Section 713 of the Union Township Zoning Resolution.

  • No. Township regulations do not require the removal of trees that may be damaged, dead or overhanging a neighboring property. The property owner may contact the owner’s attorney or insurance carrier for assistance through a private civil action. If a tree is affecting a public road, please contact the Union Township Service Department at (513) 753-2221.
